Background: Rented a house for 2yrs for $500 a month knowing it was going to be foreclosed on and that I will need to move at some point. 1400sqft in the neighborhood I grew up in. Lease started 11/1/11 and is good through 11/31/13. House sold on 9/4/12 via trustee auction. New owner is trying to get us out. I ask for 6k ( 500 per month x 12 months) for Cash for keys. He countered for $700. I countered for $2000 split into two payments. $1000 up front and $1000 when I am out. He countered with $1000 when I was out. I ask for $500 up front and $500 when we where out. He wants us out by 11/5/12.
Today I find out there is a water leak in underground in the main water line for the house. I call him. He says he is going to have me arrested for "Damage of property". We have not agreed on any cash for keys and he is more or less going to try to evict me. I have the lease, the law, and enough knowledge to know I would win. Still I have found a place and am moving this weekend.
Call Phx PD out. Guy is a jackass. They get things calmed down and he tells them they have to make me leave. They set him straight. I tell him I tried to call him about Cash for Keys and he did not return calls. Finally it comes down to us agreeing to meet Thur. He is going to have a document that says 500/500 for us to be out by 11/9/12. He is going to take pictures of the current condition of the house (I am as well) and give me the money in certified funds (Cashier Check)
I am moving either way. Found a place for reasonable. They allow the Chihuahua's we have. Utils included. blah blah blah.
Am I wrong to take the money or should I fight this out and try to make him pay more in legal costs? Looking for input. My wife seems to think that I am stupid to take the $500.. and the other 500 will never show. Says we can fight him and get $6000 or more... I see that as really a loosing bet. I see things as either I get 0, 500, or 1000.

when we bought are home some 25 plus years ago . there were renters in it and we told the seller. he had to evict the Tennant's before we finalize the sale.
also years before that I lived in a apartment and we got a new owner .nice guy . first thing he did was inform us he was the new owner and there would be a rent increase. not a big thing at the time he increased the monthly rent by $25.oo per month . but he did do upgrades to the apartment . will he suppled the materials and did half the work and allowed me to do half at a workable agreement on the monthly rent . now this was on my unit . i also know he did evict the guy living below me. but the guy was a Ahole that lived there. and his shit was placed out on the street by the cops and landlord !

the Last time I was Talking to myself . I got into such a heated argument . that is why I swore I never talk to that guy again. you know what it worked now no buddy talking to me. 

my .02 is to ask if you want/need the money or simply want to walk away from the idiot and the associated stress. i'm the type of person that doesn't do things based on (small) amounts of money, but more on priciple. this guy is acting like this because he has most likely bullied and/or been enabled by people in the past that let him boss them around. if the law is on your side and you have the patience and cash to get him in court, then it sounds like a great "learning opportunity" for the dbag. if the money or time and stress is too much, then i'd say just walk away with what you can get easily and don't think twice. life is too short to put up with people like that.
